Hello everyone, I am new to the forum. First I would like to say that I have found this website and your cause to be very encouraging! I hope to be a part of it in some capacity.
I own a home in Reno and am currently trying to bring some homeowner awareness in our area. I have many things that I'd like to discuss with you, but for now... I would like to keep this topic related to NRS 116 questions only.
I was looking for some information on NRS 116 regarding agendas, to see if there was anything specified to allow homeowners to place items on the agenda and what the time frame might be allowed to do this. I found the below document (on this website), but cannot determine if this was something that has been passed in legislature and is currently in force or not. If passed, could anyone direct me to the Bill that passed it? If this hasn't passed, does anyone know if there is any statute that allows homeowners to place items on the agenda? Your assistance is much appreciated.

Hello everyone,
I'd like to thank those of you who have sent me reply by email and are trying to find the specific statute for me. I need to give you a few more details.
Our BOD and CAM are already violating the law by NOT distributing the agenda. They hold meetings monthly and they post an agenda at Club House rather than mailing them out. We also do not receive the minutes either. The management company has a new website in which a homeowner must create a membership to enter and retrieve property information. Many times, the agendas and minutes are not there.
This is an issue I plan to address with them as well for I KNOW that they are required by law to send out the agenda by mail, or if requested in writing... to have them sent via email to the homeowners email address.
We have no way to contact the BOD directly and everything goes through the CAM. She is the person refusing to place an item on the agenda, telling a homeowner that it is too late. I was contacted about this and hope to find the statute to remind them of their fudiciary duty.
